Step 1 of 3: Equipment
A large tree with its canopy bent sideways by wind stands behind a single-story red brick house with a dark shingled hip roof, under an overcast gray sky with visible rain.

Before a contractor can quote a compressor or a capacitor replacement, they have to figure out what wore it down. 141 severe weather events were recorded in Montgomery County, Tennessee between 2015 and 2024. A system running through that kind of weather accumulates stress on its electrical components and refrigerant circuit in ways that show up at repair time. A part that looks old may have simply been worked hard. The contractor checks run hours, condition of contactors and coils, and signs of repeated strain before they call the failure routine wear.

Half the homes in Montgomery County, Tennessee were built in 1998 or earlier (2020-2024 ACS 5-year). That matters for repair work because the central AC systems running in houses of this vintage have passed through at least one equipment generation since the home was built, and what a contractor finds once the unit is open may call for parts that are no longer in regular production. When a part is scarce, the scope of the job shifts: a straightforward fix can become a sourcing problem, and what looked like a repair bill can move toward a replacement conversation. The age of the house does not cause that. The age of what is running inside it does.

The Parts of a Central AC a Contractor Checks First

Isometric cutaway illustration of a house showing attic ductwork, an indoor air handler, and an outdoor condenser unit connected by lines.

The outdoor condenser unit sits outside the house, usually on a concrete pad along an exterior wall, and it is where heat gets shed to the outside air. The indoor air handler or furnace sits inside, often in a closet, attic, or basement, and it pushes conditioned air through the home. When either unit runs poorly or not at all, those are the first places a contractor looks.

The refrigerant line set runs between the two units, carrying refrigerant back and forth, and a fault there can cripple the whole system. The evaporator coil sits inside the air handler and is a common source of ice buildup, leaks, or reduced airflow. The thermostat on the wall ties all of it together, and a contractor will check it early because a wiring or calibration problem there can mimic a much larger failure.

The drawing shows the general layout of a central AC system, and a licensed contractor determines which components and conditions apply to your specific house.
